1 square metre of real estate costs PLN 5,900 in Gdańsk. In Sopot, it is high as PLN 10,700. Jarosław Mikołaj Skoczeń, an analyst from Emmerson Realty, points out that despite what people might think, the property market is extremely different in each of the three cities of Poland’s Tri-City (Gdańsk-Gdynia-Sopot). This applies to the number of housing offers as well as to rental costs. The highest number of flats for sale is in Gdańsk: there are 13,000 offers there for both new flats and flats to rent. In Gdynia and Sopot the number is considerably lower, with 7,200 and 1,900 offers respectively, according to otoDom.pl. When we consider prices, however, Sopot is the most expensive of the three cities, with flats being priced at an average of over PLN 10,000 for 1 square metre. The fact that Sopot is the most expensive place to live in the region may be due to the fact that many flats there are in the luxury bracket. Gdańsk offers the cheapest flats in the Tri-City region, the average price there being less than PLN 6,000, according to otoDom.pl.
